Superbly situated in the rural countryside 13 miles south of Edinburgh, this 18th century converted stone farm building sits within a working sheep farm at the foot of the rolling Pentland Hills. Its a fabulous conversion packed with contemporary style and state of the art facilities.

Pentland Cottage is a relaxing retreat from the hustle and bustle of the city and close to a number of scenic hill-walking routes and visitor attractions.
Ideal for couples, families and groups of friends
Spacious but cosy, the cottage is ideal for couples, families and small group of friends of all ages. You can even bring the most important member of the family, your friendly well-behaved dog.
The approach to the cottage from Nine Mile Burn takes you along a maintained farm road with open fields on either side. You arrive at Spittal Farm which is surrounded by mature trees and find a courtyard of buildings, two of which are converted to attractive detached stone cottages, Pentland Cottages with its sister cottage, the three bedroomed Coach House, have long views down the fields and across Midlothian.
You enter the cottage through a spacious porch, ideal for leaving the walking boots, and find a bright airy cottage which is laid out across split levels with small flights of stairs leading to different parts of the house.
Wood burning stove and sumptuous sofas
The heart of the cottage is the large comfortable living space with wood burning stove, (logs are provided) and sumptuous sofas to curl up in with a cup of tea or glass of wine while plotting your next day trip.
The décor throughout is ‘modern farmhouse’ and is fresh, crisp and textured. The natural and distressed painted wood furniture and soft linen furnishings add both warmth and character to the rooms. The very thick walls keep the cottage both lovely and cool in summer and very cosy in winter, having visited during the hottest days of summer, we found the cottage to be a welcome respite from the heat.
There is Freeview TV, free Wifi, portable DAB radio and multiple sockets for charging. Due to the rural location, the download connection can be a little slow and mobile connection occasionally limited
From the lounge you can access a small, enclosed raised and grassed back garden which enjoys a bit of evening sunshine and is ideal for both dog and children.
Charming conversion with contemporary stylish décor.
From the living space, a small flight of stairs leads to the white and light kitchen with a table and four chairs. The kitchen door leads to a small shingled patio with picnic table and BBQ.
The kitchen is extremely well equipped with fridge, freezer, microwave, induction hob, electric oven, dishwasher and an extensive selection of utensils, dishes and equipment to cook the most elaborate of meals. A range of useful basics, such as tea, coffee, oil and seasoning, is also provided.
The hallway from the kitchen leads to the family bathroom and laundry area, with a further few steps leading to the bedrooms, one with en-suite shower room.
The family bathroom is lovely, with natural light from the sky light, there is a bath and both a hand and waterfall shower with good water pressure. The traditional high-level cistern adds to the character of the room.
Both the double bedroom with en-suite shower room and the twin room are very comfortable, with good quality laundered linen, towels, extra pillows and blankets available.
For your domestic needs, there is a good amount of storage for clothes and a hairdryer, a washing machine, ironing board and iron are all available. Complimentary toiletries, and cleaning materials are also on hand.
There is an additional bed in the lounge area, a day bed sofa which converts into an additional double.
A delightful place to stay
Although comfortably big enough for a family of 4 -6, we found the cottage was cosy enough for us as a couple. For extended groups and families travelling together, having the option to rent the Coach House across the yard, would provide space for all, and give extended outside space to socialise.
Pentland Cottage is a charming conversion with contemporary stylish décor. It’s the ideal location for a relaxing escape for couples or family holiday in stunning countryside just outside Edinburgh. A working farm with neighing horses and crowing pheasants, you will not be disturbed. It’s quiet, private and delightful place to stay.
Perfect Days
Pentland Cottage is great choice for a rural escape and city adventures. Historic but lively Edinburgh is approximately 25 minutes by car or 40 minutes by bus from nearby Penicuik.
There is no excuse not to Walk in the Pentland Hills, they are on your doorstep, and offer a range of routes for you (and the dog) you will find a path suitable for all levels of fitness. The classic circular walking route Monks Rig to West Kip Hill, takes approximately 2- 3 hours and starts next to the cottage from Nine Mile Burn, the route passes the Medieval Font Stone which marks the pilgrims’ path and there are fantastic views to be had from the top of West Kip Hill.
Midlothian Snowsports Centre – Year-round skiing and snowboarding on the artificial ski slope. Hire kit for the day, or cheat and just use the ski lift as a short-cut up to the top of the Pentlands for the fabulous views of Edinburgh and the surrounding hills. You can then take a leisurely, but energetic downhill walk.
National Mining Museum of Scotland This was a real highlight, do take the tour with the former miners and enter the depths of the coal mine. The younger members of your party can also spot the Colliery Cats!
Rosslyn Chapel, dates back to 1446, the chapel is a wonderful example of ornate medieval stone work, and there are events throughout the year. It is also the film location, for Dan Brown’s Da Vinci Code so you will be walking in the footsteps of Tom Hanks and Audrey Tautou.
Butterfly & Insect World – the world’s largest indoor butterfly house, where butterfly’s can fly free… located within Dobbies Garden Centre, Penicuik, this is a good opportunity to pick up some tasty supplies from their on-site Farm Shop
